Penthouses
Each of the 7 buildings at The View features a penthouse ranging from 400 to 500 m² on the top floor. Buildings 1, 5, and 7 have 400 m² penthouses, while the penthouses in buildings 2, 3, 4, and 6 range up to 500 m².
The standard layout for the 400 m² penthouses includes a 3-bedroom design, although early buyers can choose a different floor plan to add an extra bedroom if desired. The 500 m² penthouses feature 5 bedrooms, including an enormous master bedroom that early buyers can choose to place on either the east or west side of the penthouse.
Both types of penthouses include:
- 2 large balconies with ocean views
- 2 private balconies accessible from the secondary bedrooms with island views
- Large open kitchen and living areas, all with ocean views
- Fully equipped kitchens with European appliances Currently, we have a 500 m² penthouse available in Building 2.
The estimated monthly HOA fee will range between $300 and $400 per apartment, depending on the specific amenities included in the HOA services. These fees will cover the costs of a professional HOA manager, 24/7 resort security, high-speed internet for each apartment, fire and natural disaster insurance, elevator and pool maintenance, minor general maintenance, cleaning of common areas, gardening, water, and electricity consumption for the common areas and facilities.
May 2024: Periodic Construction Update:
Phase 1 Buildings: Building 2 is now five stories high (including the ground floor), masonry on all five floors is complete, and preparations are underway for pouring the sixth floor. With nine stories, Building 3 is nearing the completion of the rough construction phase, with only one floor (the penthouse) to go.
Building 5 is also just one floor away from the rough construction phase completion. Masonry for the first six floors is finished, and preparations are underway for pouring the penthouse floor on the seventh floor. Building 6 is three floors away from completion. Masonry for the first six floors is finished, and preparations are underway for pouring the seventh-floor slab. Building 7 is two floors away from completing the rough construction phase. Masonry for the first five floors is done, and the sixth-floor slab has been poured. Work on the sixth-floor masonry is now in progress.
As the rough construction phase of the Phase 1 buildings nears completion, the next part of this phase will involve the installation of windows and doors, and the plastering and painting of the building exteriors, which is expected to begin as early as September.
Phase 2 Buildings: Technical specifications for the foundation of Building 4 have been received, and piling work for the foundation of this building is expected to begin in the coming weeks. Preparations for the site of Building 1 will soon commence.
Landscape Architecture and Infrastructure: In March, a company based in Aruba specializing in designing infrastructure and landscape architecture for high-end hotel and resort projects was engaged to prepare the landscape and infrastructure plan for The View. The first draft of this version is expected soon.
The Marina Construction of the marina began in August 2023, and the first phase of construction is nearing completion, with the breakwater now almost finished, and the marina entrance now at the intended width of 20 meters (65') and a depth of 4.5 meters (14'). Recently, a contract for dredging the lagoon was awarded. The work is expected to start in the third quarter of 2024. An order for the rotating bridge and the pier elements for the marina will soon be placed. As part of the dredging work, decades of mineral oil and heavy metal contamination will be dredged and carefully removed from the lagoon bed. Circulation pipes will be installed to improve water quality in the lagoon and restore life in what is currently an unhealthy, stagnant, lifeless body of water.
