Upon arriving at this property, we immediately experience the tranquility and convenience of country living. We park the car on our own enclosed terrain and walk to the entrance of the house. Upon entering the hallway, we have access to the office, the half-tiled toilet with wall closet and sink, the first floor, and the living room. Under the stairs, we find the installation site for the underfloor heating.
We proceed to the living room. What a delightful space this is! The first thing you'll notice is the sense of space and light, thanks to the many windows. There is also a fireplace for added ambiance and coziness, and through double sliding doors, you can access the garden.

Furthermore, the sports and exercise offerings within the municipality of Etten-Leur are extensive. Public transport is well organized. There are good bus connections between the districts within the city, and there is an NS station with an Intercity connection towards Roosendaal or Breda. If you prefer to travel by car, you are always on the highway within fifteen minutes. Extensive shopping is possible in Etten-Leur to your heart's content. Asbestos Clause
For houses built before July 1, 1993, there is a risk that asbestos-containing materials were used in, among other things, (smoke)channels, roof (covering), partition walls, facade panels, near heating and hot water appliances, and in the floor covering. The seller is not aware that asbestos-containing materials have been used; any risk of this will be transferred to the buying party after the sale, which will be recorded in the purchase agreement.
Old Age Clause
The old age clause will be included in the purchase agreement for this house because the property is more than 45 years old, which means that the building quality requirements are significantly lower than those for new houses. Therefore, the buyer cannot claim that this house deviates from current building regulations.

The measurement instruction is based on NEN2580. The measurement instruction is intended to apply a more uniform way of measuring to provide an indication of the usable area. The measurement instruction does not completely exclude differences in measurement outcomes, for example, due to interpretation differences, rounding, or limitations in performing the measurement. The principle remains; "what you see is what you get," and the object information is of lower priority.
Legally Valid Purchase Agreement Only After Signing
An oral agreement between the private seller and the private buyer is not legally valid. This means that a purchase is only legally valid when the private seller and the private buyer have signed the purchase agreement. This follows from Article 7:2 of the Dutch Civil Code. Confirmation of the oral agreement by email or a sent draft of the purchase agreement is also not seen as a legally valid agreement.
Deposit or Bank Guarantee
